It is the responsibility of the leaseholder under their lease to keep their flat in good decorative order and the inside of the windows clean.

Any replacements of windows, front doors and balcony decking must be compliant with the terms of your lease – the Managing Agents and Freeholder should be consulted before making any changes.

The following are a brief outline of the major items that Leaseholder should be aware of. Full details of all the requirements with which a Leaseholder should comply are set out in their lease. The requirements of the lease should therefore be read and understood before any action is taken.

Leaseholders have the responsibility for the maintenance of:

  • All drains and wiring within and relating only to each flat.
  • The floor covering, plaster, woodwork and decoration within the flat.
  • The external windows and window frames and internal windows and window frames (if any).
  • Decking on the balconies and penthouse terraces.

Leaseholder alterations/decoration within flats:

  • Any planned work should be cleared with the Managing Agents and the Management Board to ensure that no breaches to the lease will occur.
  • Any alterations must not adversely affect the external appearance of the building.
  • Once the work has been approved the Concierge must be told at least two weeks before the proposed start so all affected tenants can be aware of possible disruption.
  • Structural alterations to flats require a formal legal Licence granted by the Freeholder and reviewed by the Management Board. Applications should be made firstly to the Freeholder. The applicant will be responsible for all legal and surveyors costs incurred.

Please note the management reserve the right to refuse permission for any major alterations.

Management has the responsibility for:

  • All conduits etc. that are not exclusive to the demised premises.
  • Internal and external walls (excepting plastered surface). The management has the right (with due notice) to enter flats for the purpose of maintenance of the above.
